Fall Plumbing Prep for San Diego County Homes

Sylvia Bernal, Done Right Drains And Plumbing 2026-10-02 4 min read

San Diego's rainy season runs from roughly November through March, and the first storms of the year find every drain problem that hid all summer. Here is the fall checklist we hand to local homeowners: outdoor drains, tree roots, water heater care, and holiday grease.

Why fall matters for San Diego plumbing

San Diego County's rainy season runs from roughly November through March, and the first big storms of the year arrive right after months of hot, dry weather. That timing matters for your plumbing: problems that hid all summer, like a slow drain or a sewer line a tree root has been quietly working into, tend to surface exactly when the rain starts.

This fall checklist covers the things we check in local homes this time of year, and each one connects to a service we do every week across Chula Vista, La Mesa, El Cajon, Santee, and the rest of San Diego County. If something on the list sounds like your home, we are glad to take a look, and it is always free for a qualified technician to come out.

Clear outdoor drains and downspouts before the first storm

Months of dry weather leave gutters, downspouts, and exterior area drains full of leaves, dirt, and debris. When the first heavy rain arrives, those drains back up and water pools near your foundation instead of draining away. It is a simple problem when you catch it early: clear the debris, flush the lines, and make sure water is moving away from the house.

  • Gutters and downspouts cleared and flushed before the wet months
  • Exterior and landscape drains checked for dirt, leaves, and standing water
  • In-home drains are covered by our $40 per-drain special with proper clean-out access; outdoor lines are quoted separately, up front, before any work

Watch for tree roots hunting water

In San Diego County's dry climate, tree roots go looking for water, and a sewer line is a reliable source. Roots slip into small cracks and joints, then keep growing until drains gurgle, toilets act up, and backups show up in more than one fixture. The dry months before the rain are exactly when this problem builds quietly.

  • Gurgling drains, slow drains in several fixtures, or backups are classic signs of root intrusion
  • We cut roots out of drain and sewer lines, then camera-inspect the line to see what the roots reveal
  • If the pipe underneath is damaged, we repair or replace the sewer line, and you approve the price before we start

Give your water heater some fall care

San Diego water is hard: city water averages about 16 grains per gallon, and that dissolved calcium and magnesium settles at the bottom of a tank water heater as sediment. Over time the sediment insulates the tank, so the heater runs longer and works harder, and the sacrificial anode rod wears out faster. A little fall maintenance keeps your water heater efficient before the cooler months raise the demand for hot showers.

  • Flush the tank once a year, or every six months in hard-water areas, to clear sediment
  • Test the temperature and pressure relief valve, the tank's main safety device
  • Have the anode rod inspected and replaced when it wears down, so the tank itself does not corrode
  • We service, repair, and install tank and tankless water heaters, and we will tell you honestly whether repair or replacement makes sense for your home

Holiday cooking means grease in the kitchen drain

Between Thanksgiving and New Year's, kitchen drains take a beating. Grease looks like a liquid when it is hot, but it cools and hardens inside the pipe, and it catches everything else that goes down behind it. A small habit change goes a long way.

  • Scrape grease into the trash and wipe pans before washing
  • Run hot water while the disposal is running, and never treat it like a trash can
  • If a kitchen drain does clog, our $40 in-home special covers it with proper clean-out access, camera inspection included

The fall list, in one place

That is the fall list we hand to homeowners across San Diego County: clear the outdoor drains, keep an eye on the trees, give the water heater some attention, and keep grease out of the kitchen sink. If a clog is already past the point of a plunger, or you would rather have a professional handle the water heater, request a quote or call 619-600-3776. You get a straight answer, a clear price before any work, and a job done right.
